Contracting process

How we work, start to finish

Clear budgets, smart decisions made early and a smooth hand-off when the project is done.

Planning that keeps your project on budget

The most overwhelming part of developing a new retail, office or medical clinic space is budgeting to create what you’re looking for. We work diligently to provide correct cost analysis so you can make the best decisions for your project, and we keep you informed throughout the pre-construction phase while big decisions are made.

Our process

  1. Pre-construction

During pre-construction consulting, we ask the right questions about the needs and wants of your project and provide multiple development options. As general contractor and developer, we provide the information needed to complete the project within your budget, all before a shovel ever hits the ground. This avoids frantic scrambling during construction and keeps things on budget and running smoothly.

What this looks like in practice: say a retail space needs a wood floor, and the client wants to “wait until the space is built” to choose the wood. Waiting can mean paying for expedited shipping, not finding the flooring they want, and adding lag time while it ships. Deciding early means less stress for everyone.

  2. Design

We use our wide network of Wisconsin design firms to find the right designer for your project. Throughout design, we work with you and the designers on realistic schedules, practical high-quality engineering and the right subcontractors. Once design is complete, our strong relationships with city zoning and planning, city councils and inspectors help get plans approved and moving into construction as quickly as possible.

  3. Multiple-building programs

No multi-unit or multi-building project is too large for us. We enjoy big projects, and we believe knowing exactly what the client needs is what makes them succeed. Before preliminary design begins, we get a feel for the needs of each building so design starts with clear expectations, and the project gets built right, from the foundation to the final fixtures.

  4. Construction management

Our construction management covers budgets and schedules, design input, right-to-build services, value engineering and, most importantly, construction planning and building. Letting us handle every part of construction management takes the stress off you and streamlines the whole process.

  5. Construction

The day-to-day construction process can be demanding. To make sure every design spec is met, our superintendents oversee quality control, including:

    • Reviewing plans and specifications
    • Monitoring and processing all subcontractor and supplier submittals
    • On-site safety inspections, daily job-site cleaning and safety audits
    • Quality control inspections to make sure plans and specs are followed
    • Managing the project timeline to meet deadlines
  6. Post-construction

To close out a project, we take great care to help transition the building to its new owner. We provide maintenance manuals, gather and deliver any legal documents, submit final applications, review inspection reports and secure the certificate of occupancy.
